1. Scope of Work

1.1. General Services :

§ Responsible to client on timely and smooth functioning of the HVAC system, any type of mechanical work, diesel generators with accessories, water distribution system and STP plant in the facility.

§ Periodical rounds of the facility to ensure technical protocols are followed up to the expectation of the client as per enclosed scope of work based on SLA.

§ Yearly/Monthly preventive maintenance schedule should be prepared & followed.

§ All log sheets, maintenance records, MIS reports are filled timely & verified.

§ Co ordinate & ensure AMC/ARC vendors complete their work as per laid down procedure.

§ Periodical round with the supervisors for the building inspection and modification of systems/procedures.

§ Making sure all procedures are implemented and followed.

§ Conduct periodical training and performance evaluation program.

§ Reviews of all system on a monthly basis to add value on service level.

§ Make sure all complaints received from helpdesk are resolved as per severity defined by client SLA.

§ Analyze/Recommend solutions on complaint analysis.

1.2. Incident Reporting :

§ To ensure that all incidents occurring at site and needing client attention are reported appropriately in the prescribed format.

§ To ensure that the escalation charts are displayed and the staff is aware of the same.

1.3. Engineering Services:

§ To attend all the meetings with vendors/OEMs arranged by Engineering Manager on issues pertaining to various equipments installed at premises and resolve.

§ Liaise and follow up with client for DGs, Water supplies, HVAC,STP for smooth operation & maintenance activities.

§ Liaise and follow up with client for required mechanical outages/shutdown for conducting PPM as per schedule.

§ Comply with all available standards or advise where such standards are not in place.

§ To insure that all the PPM schedules completed are entered in the PPM tracker.

§ To ensure that the maintenance work is done on equipments as per laid down procedures in maintenance manual with the help of Sup/technicians/vendors.

§ Review of mechanical services on a monthly basis (self assessment procedures)

§ Ensure all safety guidelines/requirements are met by team members/vendors.

§ Coordinate with the OEM’s and Project Contractors for rectifications of defects in the system

§ Co-ordinate with the OEMs for service obligations.

§ Understanding the defect liability arrangement with the suppliers (in consultation with Engineering Manager) of the equipment and co-coordinating all issues covered under defect liability with the vendor.

§ Review all checklists / log sheets on a daily basis to ensure smooth operations and ensure that they are signed appropriately.

§ Innovate, suggest and implement basic energy conservation techniques.

§ Periodically check / amend checklists, operation steps, spare parts consumption analysis.

§ Preparation of leave forecast of employee and ensure that we do not fall short of staff for facilities day to day activity. Same needs to be approved from client.

§ To ensure that all staff works as a team to produce desired results.

§ AMC Coordination.

1.1. Risk assessments:

§ Undertake periodic risk assessments on all plant and equipment as required ensuring any risk in terms of power outage, business interruption, air conditioning failure etc. is mitigated for respective site.

§ Prepare an assessment report outlining findings, together with recommendations for mitigating the risk and cost associated

1.2. MIS & Reports :

§ Timely submission of MMRs to the client.

§ Participate in all the meeting of with client to review ongoing activities and to plan for future course of action.
